Case Study

Sinton, TX: Data Center Land & Power Infrastructure Financing

C2R Capital provided a $20 million credit facility secured by 420 acres of entitled land for a planned data center campus in Sinton, Texas. The facility had two parts: a $12 million first-lien land loan and an $8 million second-lien power infrastructure tranche. Together they funded the sponsor’s land position and utility commitments as the site moved toward its next phase of development.

The $8 million tranche funded Contribution in Aid of Construction (CIAC) payments to the electric utility for planned transmission infrastructure serving the site. That funding met a key milestone: it secured the infrastructure commitments the property needs for its intended data center use.

The property is entitled for data center operations. It has utility agreements for future transmission service, an established water allocation, and nearby fiber. Electrical infrastructure delivery remains a future milestone.

C2R put the land and power components in a single facility, with capital tied to each part of the project. This gave the sponsor the funding to move toward a potential sale or further development.

The transaction shows C2R’s ability to finance specialized real estate, including data center land and related power infrastructure. C2R underwrote both the property and its development milestones and structured the capital around them.
