Q3 2026 Review: $20.7 Million in Transaction Volume

C2R Capital recorded $20.7 million in total transaction volume during Q3 2026, including new transactions and loan repayments. The quarter featured a $6.2 million retail note purchase in Houston and a $6.5 million senior bridge loan in Cypress, Texas.

Capital Matched to the Situation

C2R closed a note purchase for a retail asset in Houston’s Montrose corridor and subsequently restructured the loan in partnership with the existing sponsor, delivering significant debt savings to the borrower by eliminating the additional charges assessed by the prior lender. The financing is collateralized by a 26,522 square foot retail center and an adjacent parking tract totaling approximately 58,500 square feet of land.

The retail center was only 12% occupied at closing. C2R underwrote the transaction primarily on the strength of the underlying land basis, structuring financing that resolved a defaulted senior note and provided the sponsor with s time to re-tenant the property, stabilize income, and pursue a refinance or sale.

In Cypress, C2R provided a $6.5 million senior bridge loan to refinance existing debt and advance the next stage of a commercial land development. The loan is secured by over 20 acres within an established master planned community.

Available utilities and frontage infrastructure supported the site’s development potential. An independent appraisal and documented acquisition costs supported C2R’s assessment of the underlying land value, allowing the team to structure the loan at conservative leverage while the sponsor advanced planning and evaluated sale or financing options.

Across both transactions, C2R’s capital provided time to execute a defined business plan. The financing structures differed, but the underwriting centered on the same considerations: collateral value, the purpose of the capital, and potential repayment paths.

Looking Ahead

C2R continues to evaluate bridge loans, note purchases, preferred equity, and specialized real estate financing opportunities. The team welcomes transactions that require a closer look at the collateral, a flexible financing structure, or capital to support the next stage of a business plan.

Thank you to the brokers, borrowers, and partners who worked with us throughout Q3. We appreciate the relationships and collaboration behind each and every transaction.
