C2R underwrote the transaction primarily on the strength of the underlying land value. The first-lien facility was structured at approximately 53% of appraised value, with documented acquisition costs providing additional support for the collateral basis. C2R funded a twelve-month interest reserve at closing, eliminating monthly debt service and giving the sponsor a clear year of runway to advance planning and entitlement coordination.
